Just over the border from the Gers and into the Lot et Garonne, this house is located in a very attractive village with all the facilities that you will need on a daily basis. You will find a good range of shops restaurants, English speaking doctors, pharmacies and a lively bar – as well as a small market on a Sunday morning. The property has been thoroughly renovated by the current owner to a very high standard and it is with some regret that, due to an albeit favourable change in personal circumstances, it is time to move on. The walls have been replastered but the character of the house, which we believe dates back about 400 years, has been carefully maintained including some magnificent oak beams. The accommodation extends to about 138 sq m, it has a combination of gas and electric central heating and is on mains drainage.
The large (20 sq m) entrance hall currently doubles as an office space with telephone and computer connections. The original ‘tommettes’ (quarry tiles) have been re-laid. An arched doorway leads through to the lounge, with TV point, tommettes tiled flooring and French windows leading out into the private garden. A couple of steps take you up to the dining room which has a new wooden floor and access to the kitchen. The kitchen has a fireplace although this has not been used for some time. Here there are tiled work surfaces and floors, fitted units, some stand alone appliances, a cupboard and windows on two sides giving an airy feel to the room. Up the new hardwood staircase are the three bedrooms. The first (18 sq m) has its own en suite bathroom with toilet and washbasin overlooks the quiet village street. The second (17.9 sq m) has two built in wardrobes and views over the garden, and with the third – slightly smaller at just under 14 sq m – it shares the main shower room which also has a washbasin and toilet.
Below the kitchen are two rooms which house the gas boiler, washing machine and general utility items. There is another store room (16sq m) which provides a useful area for garden equipment and furniture. The small garden has lawn, flower borders, shrubs and a BBQ.
All in all this is we believe one of the best houses of its type, ready to move into immediately, convenient for transport links with airports and train stations close by , and the current owner would also be prepared to sell some of the furniture too! We know it well; we have stayed there and feel that it has so much going for it that it won’t be on the market long.
