This Stone house in the country is in need of some updating in order to restore it to its full potential. The house covers 150m² and has recently been used as two separate dwellings. One on the left is in need of considerably more work in order to make it habitable. The property could easily be returned to one large family house if desired, or alternatively kept separate and part rented. The ground floor comprises the entrance with original staircase, the large family kitchen dining room of 23m², room currently used as a ground floor bedroom of 13m², a shower room with toilet and on the other side a summer kitchen also of 13m² and another bedroom of 12m². Upstairs are four further bedrooms ranging from 12m² to 16m², a lounge of 12m² and two further shower rooms with separate toilets.
There is currently no central heating system installed in the property, it is at present heated with electric convector heaters. The electricity although functioning is an old system and could do with being revised. The house has a septic tank rather than being on mains drainage. It is situated on just over 1000m² of land which has fruit trees and a country view, it is south facing. The property’s location, near to a village with schools and some commerce benefits from being between the busy market town of Vic Fezensac and Auch. Vic Fezensac has all manner of commerce, with plenty of bars and restaurants, Auch as the capital of the department has all commerce. It is an attractive town with plenty of history and which boasts a beautiful Cathedral at its heart. There are many boutique style shops in the lanes which lead out from the centre plus many cafes, restaurants and bars to while away the hours.
A real taste of the country without being isolated.
