This traditional Gascon house has been renovated and enlarged using the attached outbuildings to offer around 120m² of living space. The house is built from stone and has the symmetrical façade typical of this region. On the ground floor is the fitted kitchen of 15m² and the dining room of the same size. The dining room has a fireplace and original stone sink. From here is access to the living room of 25m² which leads to the terrace via patio doors. The entrance hall has the staircase leading to the bedrooms and access to the large garage which includes a shower room with toilet and plumbing for a washing machine. Upstairs are the four bedrooms ranging from 8m² - 15m² one with a fireplace. The two smaller bedrooms have sloping ceilings and velux windows. The bathroom has a bath, wash basin, bidet and toilet.
The house is accessed by a private driveway and sits on 5000m² of garden. The grounds are mostly laid to lawn with trees and offer plenty of space to put in a swimming pool if desired, with appropriate planning permission. There is currently no central heating installation in the house but this could be easily added. The septic tank was replaced in 1990 when most of the renovation work was undertaken. The roof however was replaced in 2004 and new fibreglass insulation added.
The property is located on the outskirts of a small village near to the festive town of Vic Fezensac which has all manner of commerce, schools and facilities. There are numerous bars and restaurants, plus many societies and associations in order to facilitate integration into the local community. Vic has a weekly market on a Friday plus additional arts and crafts markets in the summer. It also plays host to two large festivals – Pentecote towards the end of May which is based around bull fighting and Tempo Latino at the end of July which is based around Salsa music and dance. Throughout the summer most of the surrounding villages and communes hold their village fete which normally includes a meal and musical entertainment; this can also be a great way to meet your neighbours and other local residents.
